Madison Towne Centre Monthly Dues
Below are the monthly dues for each unit type starting August 1, 2008. If you're not sure what your unit type is, click here to look up your unit by street address.

Keep in mind that the buying power of a 311-unit association allows MTC to obtain many services for your unit at a significantly lower cost than you would be able to obtain outside our community. Below is a summary of the MTC dues collection policy: Your monthly Association dues must be mailed to the MTC postal address, or simply dropped in the black mailbox next to the clubhouse, by the close of business on fifth of each month. All Residents whose dues are received after that time will be charged a $10 late fee. This fee must be included in your dues; otherwise it will be deducted from your dues making your dues late and incurring another late fee charge of $10. All checks for dues are to be made out to Madison Towne Centre, or MTC, and all checks must have the unit number, the owner's name, address, and reachable phone number on the face of the check. It is essential that the unit number appear on the face of the check if the owner is a non-resident. If the late fees are not paid in full before the fifth of the next month, interest of 6% per annum will be charged. Unless the balance is paid in full, and/or arrangements are made with Madison Towne Centre, payments received will be applied to the interest and late fees, then to the oldest portion of the debt. Special circumstances, such as death or critical illness of a unit owner, may warrant exemption from late fees. However, any exception of payment must be brought before the Board of Directors for a majority vote. If no payment has been made after 60 days have passed, and the unit owner has not notified Madison Towne Centre regarding a payment plan and it has been approved in writing to the unit owner, the following events will take place: (A) Cable service will be disconnected; all service fees will be charged to the unit owner. (B) Notice of intent to activate a lien against the unit will be sent to the unit owner with ten days to respond. (C) Lien will be activated after 10 day response time as expired and a letter notifying the unit owner of the same will be mailed out within five days of the filing. All filing fees will be charged to the unit owner. All payment plans established will be at the discretion of the Treasurer, and this plan will be reported to the Board of Directors. No approval is required for establishing a re-payment plan for balances owed. If no payment has been made, nor a payment plan established, nor regular payments being made, after 120 days (4 months) a small claims suit will be filed in court. All costs related to filing this small claims suit will be added to the claim amount. If no response is made within the time frame established by the Courts, the debt is then turned over to an Attorney for the District Court. If no payment is made, nor a payment plan established, and regularly paid, after the above actions, foreclosure of the unit will begin by MTC's Attorney.
